Development on the south end of Long Beach Island varies by town and more specifically neighborhood section. While your average lot sizes are smaller than the north end of the island, many older home have been redeveloped due to the desirability of this side of the island. There are multiple municipalities on this end of the island including Ship Bottom, Long Beach Township, and Beach Haven, each with their own building codes and regulations.
If you or anyone you know is considering new construction it is important to note the difference in building code between Beach Haven and Long Beach Township.
Long Beach Township allows for 33.3% lot coverage for the footprint of a home (which will be comprised of living space and decks) assuming that is your most limiting factor and not the setbacks.
Beach Haven mandates that living space not exceed 50% of the total lot size but are less restrictive on the deck guidelines.
