Current Market

  • Active under contract & pending: 3

  • Average days on market (all properties): 53

Last 365 Days
Within the last 365 days, we’ve seen 14 home sales with an average sale price of $2,720,000, an average of 51 days on market, and an average of 100.67% of list price. Most properties closed between 93% and 97% of list price, but the average was pulled up by two sales. 1087-A closed at 124% of list price for $2,850,000, and 1082-B sold at 116% of list price for $3,475,000. While demand is strong in North Beach, these two properties were significantly underpriced, which inflated the overall sale-to-list ratio.

Sales by Price Range (Last 365 Days)

  • Under $2,000,000: 2 sales

  • $2,000,000 to $3,000,000: 8 sales

  • $3,000,000 to $4,000,000: 2 sales

  • Over $4,000,000: 2 sales

The $2M to $3M range is where most of the action has been, accounting for 8 of the 14 sales. The current active inventory leans higher, with 3 of the 6 active listings priced over $4,000,000.

Price Per Square Foot

  • Average sold price per square foot: $1,045

  • Median sold price per square foot: $1,053

  • Range: $776 to $1,453 per square foot

  • Average active list price per square foot: $1,301

Active listings are currently priced about 24% higher per square foot than recent sales, partly because two of them are 2026 new construction. It will be worth watching how those homes sell compared to their list prices.
