High Bar Harbor
Explore the neighborhood of High Bar Harbor and learn about real estate trends, history, and what makes the town unique
Neighborhood summary
High Bar Harbor is a favorite among boaters and those who love true waterfront living. Technically a small island in Barnegat Bay, it’s connected to LBI via Barnegat Light—but despite sitting behind it, High Bar Harbor is part of Long Beach Township.
Most of the homes are situated along lagoons, offering direct dock access. However, a few streets—like Collier and Sunset Boulevard—are not directly on the water. Thanks to its location further out in the bay, many properties enjoy incredible, unobstructed views of Barnegat Light and the open water.
Boaters are especially drawn to High Bar Harbor for its easy access to the Barnegat Inlet. The inlet is a popular route for fishermen heading to the canyons or running north to follow migratory fish.
Over the past five years, homes in High Bar Harbor have traded at approximately 22% less than the overall average for Long Beach Island. It's a bay-first community—there’s no ocean access within walking distance, so beachgoers will need to drive. Its layout and seclusion from the rest of the island give it a unique character that isn’t a one-for-one comparison with other LBI neighborhoods.
Fun Fact: At the end of one of the streets in High Bar Harbor, there’s a sand dike you can walk out on. It’s a peaceful place to relax and watch boats move in and out of the inlet. Families often bring their dogs here to play in the shallow water and enjoy the views.

On average, homes in High Bar Harbor take about 86.5 days to sell. The neighborhood sees roughly 12 new listings each year, making it a relatively low-turnover market.

Insider tip
If you’re driving to the beach from High Bar Harbor, it’s worth heading a minute or two further south into Barnegat Light. The beaches closest to the inlet have long walks to the water due to natural vegetation and wide, undeveloped sand dunes. By parking a bit further south, you can save yourself the extra trek since those beaches naturally bend inward, making the walk much shorter.
That said, the long walk through the dunes near the inlet is one of the most unique and scenic beach experiences on all of LBI. It’s something you have to see to believe.
