Property taxes

Like the main market utility costs depend on the size, age, and amount of usage. A 1960’s era Cape Cod will have a higher utility bill than a newly built home will have due to drafts and a less efficient design. It’s typical for most people to winterize their home in late October or November which will lower utility costs in the winter.

Electric (Atlantic City Electric)

  • Seasonal owners with minimal off-season use (lower end.)

  • Year-round residents or summer rentals with A/C, appliances, and outdoor lighting (mid to high end.)

  • Pool equipment or electric heat can push this higher.

Gas (NJ Natural Gas)

  • Off-season gas heat usage drives costs higher in winter.

  • Tankless water heaters and gas ranges are common on LBI.

  • Larger homes with radiant or forced-air heating trend higher.

Water & Sewer

  • Costs vary by municipality (e.g., Long Beach Township, Beach Haven Borough, Surf City.)

  • You can confirm exact rates by calling the town or visiting the local utility billing office.

Internet & Cable

  • T-Mobile home internet & Xfinity plans available.

  • Vacation homes often carry internet for renters, even if not used in off-season.
