LBI Summer 2026: A Healthy Market for Well-Priced, Well-Presented Homes

As a full-time local realtor on LBI, here is my read on where the rental market stands right now and what owners and renters need to know heading into the summer.


What's driving demand

The rental market is healthy and consistent with last year. Demand is strong, and the formula for a fully-booked summer has not changed: professional photos, clean and modern furnishings, and competitive pricing. Oceanfront and oceanblock properties lead the pack, as every renter wants that short walk to the beach. But well-maintained homes in attractive locations with great photos can still fill their calendars without being steps from the water.

February was the surprise booking surge

This winter's snowstorms may have been influenced the surge in rental searches in February. While people were stuck inside, they were dreaming of warmer days and booking them. February was an unusually active month, with nearly every week in the summer season moving up 4 to 5 percentage points. Since then, early May has been quieter, which likely reflects a simple reality: most of the prime weeks are already gone.

The pricing conversation

Some long-time owners who had held rates flat for years decided this was the season to raise them. Results have been mixed. Those who priced strategically are already booked up. Others who pushed rates up around 9% or more are finding that returning tenants are not as quick to rebook and some are reconsidering the increase. The market is healthy, but renters are paying attention to value.
