Holgate
Explore the neighborhood of Holgate and learn about real estate trends, history, and what makes the town unique
Neighborhood summary
Holgate is located at the southernmost tip of Long Beach Island (LBI) and is known for its natural beauty and quiet laid-back atmosphere. Much of the neighborhood has been redeveloped since Superstorm Sandy. One of Holgate’s biggest draws is its unique geography—bayside properties here often offer some of the shortest walks to the beach on the entire island, making it especially attractive for buyers who value close ocean access.
While Holgate is farther from the LBI causeway and requires driving through Beach Haven—an area that can see heavier traffic during peak summer months—it often delivers more space and value for the price compared to other LBI towns. Some of Holgate remains undeveloped due to preserved state-owned land, including the Edwin B. Forsythe National Wildlife Refuge, the Clam Cove Reserve, and surrounding marshes. This untouched landscape contributes to the area’s coastal charm and peaceful vibe.
Buyers should be aware that the natural setting can also mean occasional seasonal visitors like greenhead flies. Still, for many, the tradeoff is worth it.
Fun Fact: Over the past five years, oceanfront homes in Holgate have averaged $3,622,000—significantly lower than the $4,800,000 average across the rest of Long Beach Island. For buyers seeking a strong value on LBI’s oceanfront, Holgate presents a compelling opportunity.
Vibe:
Peaceful and nature-focused. Holgate is full of hidden gems and offers stunning sunset views—even if you're not directly on the bay—thanks to some of the surrounding undeveloped land and open sightlines.Best for:
Year-round residents, boaters, and anyone who loves the quiet charm of Long Beach Island’s southernmost end.
Insider tips
When exploring Holgate in the fall or spring, grab a beach buggy pass and drive onto the sand. You can venture beyond the southern tip of the island, all the way down to the inlet. This area is part of the Edwin B. Forsythe National Wildlife Refuge, which spans over 400 acres of barrier beaches, dunes, and tidal salt marshes—one of New Jersey’s last remaining undeveloped barrier islands.
Holgate was once home to a large mobile home park that sustained significant damage during Superstorm Sandy. Since then, it has been relocated within Holgate and continues to offer a clean, family-friendly, and more affordable way for some to enjoy life on Long Beach Island.

History
Following Beach Haven’s development James Holgate bought the land south of town all the way to the southernly tip of the island in the early 1900’s. Eventually the area became named after him. The area was popular with sportsmen dating back to the 1820’s and was the site of the Bond Hotel as well as the Long Beach House. Many wealthy and ambitious families vacationed at these locations. A large portion of what used to be considered Holgate is now the Edwin B. Forsythe National Wildlife Refuge.
