Its proximity to all of the amenities Beach Haven has is one of its main strong suits. Many people choose Holgate because they can bike or take a short drive into town and have endless shopping, dining, entertainment, and nightlife at their fingertips. Another reason people choose to live in Holgate is for its unspoiled natural beauty. Similar to Barnegat Light, Holgate has a wildlife refuge and reserves that preserve the land from being developed. It adds to the character and appeals to those looking for the classic shore town charm. It has suffered damage from storms in the past, there is a stigma of having more green head flies, and is the furthest from the bridge so some people will avoid moving to Holgate. Real estate

Holgate is one of the more affordable neighborhoods on Long Beach Island because its distance from the bridge and their being more green head flies than other towns. We tend to see more green heads at the very south end of Holgate because there is more undeveloped land and marshes for them to breed at. There are certain streets in Holgate that have a much lower population of flies and its important to know the difference before a purchase of a home.

Because of these factors you tend to get more house for your money. For many people, the raw land is what makes a shore town special and on top of the natural beauty, getting more square footage and saving more makes Holgate a top choice.

The views are undeniably stunning, some houses can pick up a view of the bay, ocean, and Atlantic City all at the same time!

The rental market in Holgate is strong. Holgate combines short walks to the beach, a short bike or drive to Beach Haven, and more affordable rents than most towns making for a top choice for vacationers.

  • When exploring Holgate in the fall or spring, grab a beach buggy pass and drive onto the sand. You can venture beyond the southern tip of the island, all the way down to the inlet. This area is part of the Edwin B. Forsythe National Wildlife Refuge, which spans over 400 acres of barrier beaches, dunes, and tidal salt marshes, one of New Jersey’s last remaining undeveloped barrier islands.

  • Holgate was once home to a large mobile home park that sustained significant damage during Superstorm Sandy. Since then, it has been relocated within Holgate and continues to offer a clean, family friendly, and more affordable way for some to enjoy life on Long Beach Island.

History

Following Beach Haven’s development James Holgate bought the land south of town all the way to the southernly tip of the island in the early 1900’s. Eventually the area became named after him. The area was popular with sportsmen dating back to the 1820’s and was the site of the Bond Hotel as well as the Long Beach House. Many wealthy and ambitious families vacationed at these locations. A large portion of what used to be considered Holgate is now the Edwin B. Forsythe National Wildlife Refuge.
