Beach Haven

Explore the neighborhood of Beach Haven and learn about real estate trends, history, and what makes the town unique

Neighborhood summary

Beach Haven is one of the most desirable and well-known sections of Long Beach Island. It is its own municipality and it offers something for everyone — from vibrant nightlife and endless dining options to family-friendly amusement parks, theaters, and boutique shopping. Known for its energy and attractions, it's often the first town people think of when they hear "LBI." There are single family homes, condominiums, townhomes, and a co-op.

Home values in Beach Haven generally trend above the island average, though pricing varies based on proximity to the beach, home style, lot size, and whether the property lies within the Historic District.

The southern end of Beach Haven, also known as the Little Egg Harbor Yacht Club (LEHYC) section, is especially sought-after. Homes here often feature early 1900s architectural inspiration, larger lots, and a quieter, less dense feel compared to the town’s core. The area also includes lagoon-front and bayfront properties.

Fun Fact:
Beach Haven’s Historic District spans from 5th Street to Chatsworth Avenue and includes over 30 blocks. The Historic Preservation Advisory Committee (HPAC) oversees exterior changes to ensure the preservation of classic architecture. Interior renovations do not require HPAC approval.

  • Vibe:
Beach Haven offers a mix of experiences depending on where you are in town. The heart of the action is along Bay Avenue, home to the iconic Bay Village, Fantasy Island Amusement Park, a waterpark, mini golf, shops, and endless dining options. This area has an energetic, lively feel that's perfect for those who love being in the middle of it all.

In contrast, the LEHYC section at the southern end of town is quieter and more refined. It rivals Loveladies and North Beach in terms of luxury, with larger lots, elegant homes, and a more residential feel.

  • Best for:
Buyers who want to be close to the action, those interested in preserving historic charm, or investors seeking a strong-performing rental property in one of the island’s most desirable towns.

  • Views:
Outstanding. Enjoy stunning sunsets over the Barnegat Bay, and if you're in town for the 4th of July, fireworks light up the sky right by Bay Village.

Property Values:
Values in Beach Haven vary widely depending on location, lot size, and property type. Whether you're in the historic district, downtown core, or South Beach Haven, each area has its own price drivers. Homes closer to the ocean typically command higher values, but some select bayside streets trade at a premium due to their privacy, oversized lots, and stunning views. Property types range from single-family homes to condominiums, townhomes, and even a co-op, all of which influence pricing.

Location:
Beach Haven truly sells itself. It’s a beloved destination on LBI and a Jersey Shore staple for generations of families. As the heart of the island, Beach Haven offers something for everyone—from nightlife and dining to shopping and family attractions.

Rental Market:
Beach Haven is home to the strongest rental market on Long Beach Island. The top request from vacationers is to stay here so they can walk to everything and reduce the need for multiple cars. Owning a rental here is a business, and setting it up for success is essential. Providing an LBI welcome guide, maintaining professional cleanliness, using high-quality photography, and having a list of trusted vendors can make a big difference in maximizing bookings and guest satisfaction.

Lot Sizes:
Lot sizes vary significantly across Beach Haven. Oceanfront, bayfront, and lagoon-front properties can sit on oversized lots, offering more flexibility and space. However, some streets—especially in the historic district—feature narrow, undersized lots as small as 30 feet wide but there are normal sized lots as well. It's important to understand zoning and renovation restrictions in these areas before purchasing.

The market here is distinct, and local knowledge goes a long way. If you're considering a home in Beach Haven, feel free to reach out—I'm happy to walk you through the area and help you explore your options. Start your search below or get in touch anytime!

History

Beach Haven was officially founded in 1874, thanks to the vision of Tuckerton businessman Archelaus Pharo. After establishing a direct rail line to Philadelphia, Pharo purchased 666 acres on Long Beach Island and helped create one of the island’s first resort communities. His daughter named it “Beach Haven,” and some of the earliest landmarks included the Parry House hotel and Beach Haven House—now the site of Buckalew’s Restaurant.
