Surf City
Explore the neighborhood of Surf City and learn about real estate trends, history, and what makes the town unique
Neighborhood summary
Surf City is its own municipality on Long Beach Island, bordered by Ship Bottom to the south and North Beach to the north. It appeals to a wide range of people due to its size and the distinct differences between its north and south ends. To understand Surf City as a neighborhood, it helps to break down these two areas.
South End of Surf City
Generally, the south side of Surf City, closer to the bridge, tends to trade at lower average prices than the north end. This is primarily due to wider blocks, lower natural elevation, and higher density. That said, the area still features an impressive mix of homes, both new and old, including some unique streets that offer incredible bay or ocean views. For example, Schoderer Avenue juts into the bay and offers panoramic views of the bridge, mainland, and open water. Quiet backroads like Shore Avenue, Barnegat Avenue, and Central Avenue are ideal for walking or biking, offering an alternative to the busier Boulevard.
North End of Surf City
Starting around 20th Street and heading north, home prices generally increase. This part of Surf City offers higher natural elevation, shorter blocks, and lower density, contributing to its desirability. New construction is common, and homes often sit on generous 50x100 lots or larger.
Lifestyle and Attractions
Surf City is packed with restaurants, shops, mini golf, and other activities, making it one of the most sought after destinations for renters on Long Beach Island. It strikes a great balance between convenience, charm, and livability.
Fun Fact: The Surf City Hotel was one of the first buildings erected on Long Beach Island. It was originally on the site of the Old Mansion but was moved to be closer to the train station.
Surf City real estate market
Oceanfront and bayfront properties trade for a premium compared to middle blocks, and this pricing gap is more pronounced in Surf City due to the town’s wide layout.
Middle block properties allow buyers to enter the market at lower price points and often sit on ideal 50x100 lots for future new construction.
Most lots in Surf City are 50x100, making it a consistent and attractive layout for builders.
Side by side condos have become increasingly popular along the boulevard.
On average, homes in Surf City spend fewer days on market compared to much of the island.
The rental market is strong, with most properties seeing no vacancy for all peak weeks.

History
Surf City wasn’t always called Surf City. Back in the 1800s, the area just north of Ship Bottom was known for a large stretch of wetlands called the Great Swamp. On the southern edge of that swamp, a grand hotel called the Mansion of Health was built in 1821. For a while, people called the area Buzby’s Place, after one of the hotel’s owners.
When the hotel burned down in 1874, the locals wanted a fresh identity and chose the name Long Beach City in 1875. But that caused a lot of confusion with Long Branch, another New Jersey shore town. To clear things up, the community officially changed its name to Surf City in 1894—and it stuck.
