North Beach is a high-end section of Long Beach Island that offers a quiet, private atmosphere. Much like Loveladies, homes in North Beach are set on private tracts rather than traditional streets, and lot sizes tend to be larger than the island average (50x100). The beaches are uncrowded, giving you plenty of space to choose your ideal spot for the day.

Located between Surf City to the south and Harvey Cedars to the north, North Beach is entirely residential. However, its proximity to both neighboring towns means you’re just minutes away from a wide range of restaurants, shops, and amenities.

We love North Beach for its sense of privacy, its more approachable price point compared to other luxury enclaves like Loveladies, and its convenient yet tucked-away location close to the bridge.

Fun Fact:
Most—but not all—homes in North Beach have deeded beach access. Because properties are located on private tracts, deeded access is often required to reach the beach or bay. If a property doesn’t include access rights, identifying the nearest public access point becomes essential.

Property values: North Beach commands the second highest sale prices on Long Beach Island

Location: Shorter blocks with quick walks to the beach and entertainment in town. A bike ride away to Beach Haven and a short drive to the bridge.

Rental market: There is a strong rental market with all of the local amenities and short walks to the beach. Highlight the conveniences in town and nearby necessities such as ACME (our main food store), the post office, or St. Francis church and community center.

Lot sizes: There is a mix of different lot sizes in Brant Beach and many of them support new construction. There are lots with 40 feet of frontage and ones with 70 feet of frontage. We have completed several new construction projects in Brant Beach and it is a location to keep an eye on if new construction is top of mind.

North Beach shares many similarities with Loveladies, including spacious lot sizes often 100x100 or larger, quiet beaches, and the need for deeded access on private tracts without public entry points. While average sale prices in North Beach have nearly caught up to Loveladies in recent years, Loveladies still commands a slight premium. One key reason is its lagoon-front homes, which offer more options for waterfront living and private dockage.
